Moss on a chimney is not harmless, but it is also not the real problem. Moss is a symptom. It grows where masonry stays wet, and masonry that stays wet in Seattle's climate is masonry that is slowly coming apart. A thin green film on the shaded side of the brick tells you that the surface is damp for long stretches. A thick cushion of moss on the crown or packed into the mortar joints tells you the chimney has been holding water for years, and that the joints are probably already open.
So the honest answer is: moss by itself will not crack your chimney tomorrow, but the conditions that let moss thrive are the same conditions that cause spalled brick, crumbling mortar, and leaks. Why Seattle chimneys grow moss
The Pacific Northwest extension handbooks describe mosses as plants that flourish in winter and spring with plentiful water, low to moderate light, and moderate temperatures. That is a description of a Seattle chimney from October to April. Sea-Tac's NOAA normals put about 29.65 inches of rain, roughly 73 percent of the annual total, in the six months from October through March, and winter lows average between 37 and 38 F, which is mild enough for moss to keep growing. Regional roofing guidance agrees that Western Washington moss spreads fastest October through April and on north-facing or tree-shaded surfaces that dry slowly.
A chimney is a perfect host. It sticks up above the roof into the rain, one side always faces north, and in most Seattle neighborhoods a fir or maple shades part of it. Brick and mortar are porous, so they hold moisture the way a sponge does. Horizontal surfaces like the crown and the ledges of a corbelled chimney top hold standing water. If the cap is missing, the flue itself stays damp. Moss spores land, find a wet, rough surface with a bit of grit in the mortar joints, and settle in.
What moss actually does to brick and mortar
Moss damages masonry through water, not through brute force. Here is the chain, step by step.
It holds water against the surface
A dry chimney can shrug off a rainstorm because the surface dries out between showers. A mossy chimney cannot. The moss mat acts like a wet blanket, keeping the brick and mortar beneath it saturated long after the rain has stopped. The Brick Industry Association's technical notes are clear about what saturation does: water in saturated brick pores freezes and expands, and repeated freeze-thaw on saturated masonry causes cracking, crazing, spalling, and disintegration. Seattle's winter pattern, with about 60 days touching 32 F but only about 4 that stay frozen all day, produces exactly that repeated cycle. Moss makes sure the brick is wet every time it happens.
It gets into open joints
Moss anchors with rhizoids, thread-like structures that lodge in any crack or soft spot. Mortar joints that have already started to erode give them a foothold. Once moss is established in a joint, it keeps that joint wet, the joint keeps weathering, and the pocket gets deeper. We treat the causal link on chimneys specifically as reasoned from the BIA saturation findings rather than a cited study, but the pattern we see on the job is consistent: the mossiest joints are the ones that are most recessed.
It hides the damage
This is the part homeowners underestimate. A chimney with heavy moss looks green and soft; it does not look broken. When the moss is removed, you often find spalled brick faces, missing mortar, and crown cracks that have been there for years. The BIA notes that masonry exposed to disproportionate water shows efflorescence, cracking, spalling, or disintegration, and moss is both a cause and a cover for that exposure.
Harmless, watch it, or fix it: how to tell
From the ground, sort what you see into one of three buckets.
- Light surface film, mostly on one face, brick looks intact. Usually early and mostly cosmetic. The chimney is staying damp on that side, which is worth noting, but there may be no damage yet. A good time for an inspection and, if the masonry is sound, for a water repellent and a proper cap so it stays that way.
- Moss following the mortar lines, or clumps on the crown and ledges. The joints are probably open and the crown is holding water. This is the stage where repointing and a crown repair are still straightforward. Waiting a few more winters turns a repair into a rebuild of the top courses.
- Thick moss, brick faces flaking, chips in the gutter, rust or white streaks, stains inside the house. The chimney has been taking on water for a long time. Other things that often travel with moss: a missing or rusted cap, a cracked crown, lifted flashing where the chimney meets the roof, and moss on the roof itself on the same side. All of them point to the same thing, which is a part of the house that never dries.
Why we tell people not to pressure-wash it
The instinct is to get up there with a pressure washer or a stiff brush and scrub the moss off. We ask you not to, for two reasons. First, you would be standing on a wet, mossy roof next to a chimney, which is how people get hurt; we do not want any homeowner on the roof for this. Second, pressure washing old mortar blasts out the weak joints, drives water deep into the brick, and can strip the fired face off softer brick. You end up with a cleaner chimney that leaks more. Moss removal on masonry should be gentle, and it should be followed by repair of whatever the moss was hiding, or the moss is back by spring.
What a moss-related chimney repair looks like
When we come out, the visit starts with a chimney inspection, not a sales pitch. We look at the crown, the cap, the joints, the brick faces, the flashing, and inside the flue, and we tell you what is cosmetic and what is structural. The common repairs that follow are:
- Moss removal done by hand and with treatment that kills the growth without damaging the masonry.
- Repointing of eroded joints so there is nothing for moss to root into and nothing for water to run into.
- Crown repair or rebuild, because a cracked crown is the usual reason the top of the chimney is always wet. Crown rebuilds start at $299.
- Cap replacement if the cap is missing or rusted, so rain stops falling straight into the flue.
- Flashing repair when the moss and rot are concentrated at the roofline.
- Water repellent on sound masonry after repair, which keeps the surface drier and makes moss far less likely to return.
On a framed chimney with a rusting chase cover, the "moss" is often algae and rot on the siding rather than masonry moss, and the fix is a new cover, starting at $299, and sometimes a chase rebuild.
Timing in Seattle
Moss grows fastest in the wet season, but masonry repair needs dry weather to cure, so the work is best done May through September, when Sea-Tac's monthly rainfall drops to between 0.60 and 1.88 inches. If you notice the moss in winter, that is fine; note it, photograph it, and book the inspection for spring. If water is already coming inside, do not wait. Older neighborhoods get it worst
Moss problems cluster in the older housing stock. Seattle's median home was built in 1976, Shoreline's in 1969, Tacoma's in 1967, and Edmonds' in 1974. Many of those homes have original brick chimneys that have faced fifty or more wet seasons with the original mortar. Big trees have grown up around them, shading the chimney more every year. Is moss on a chimney bad?
Moss itself is mostly a symptom, but it keeps brick and mortar saturated, and saturated masonry in Seattle's freeze-thaw winters cracks and spalls. Moss following the mortar lines or covering the crown usually means the joints or crown are already open and need repair.
Why does moss grow on my chimney and not my neighbor's?
Moss needs surfaces that stay wet. A chimney that faces north, sits under trees, has a cracked crown, or is missing its cap dries slower than one that is capped, sound, and in the sun. The difference is usually exposure and the condition of the masonry, not luck.
Can I pressure-wash moss off my chimney?
We recommend against it. Pressure washing blasts out weak mortar, forces water into the brick, and can strip the face off softer brick, and it puts you on a wet roof. Moss on masonry should be removed gently and followed by repair of whatever it was hiding.
Will moss come back after the chimney is repaired?
It is far less likely. Repointing removes the pockets moss roots into, a sound crown and cap stop standing water, and a water repellent on the repaired masonry keeps the surface drier. Shade from trees is the one factor repair cannot change.
When is the best time to deal with chimney moss in Seattle?
