Shoreline's median home was built in 1969, which makes it the second-oldest housing stock in our service area. The city is mostly post-war 1940s–60s ramblers and mid-century homes, and a house of that age typically has a site-built brick chimney with a clay tile flue, a poured mortar crown and, very often, no cap at all.

After fifty-plus winters the typical findings are a cracked or washed-out crown, open mortar joints in the top few courses, a rusted damper and a flue that has not been swept in a long time. Those are all repairable, and catching the crown early typically avoids a partial rebuild later.
