Chimney maintenance is not one job. It is the habit of looking at the chimney every year and fixing the small, cheap things before the rain turns them into large, expensive things. A cap that costs a little keeps water out of a flue that costs a lot to reline. A crown seal applied while the crown is still sound is a fraction of a crown rebuild. Most of the repairs we are called to in Seattle started as something a yearly check would have caught.
We run maintenance as a plan, not a sales visit. Each year we inspect the whole system, sweep only if the flue needs it, and keep a short list of what is wearing and when it will need attention. You see the same list we do, with a free quote for anything on it, and nothing is done without your approval. If another company handed you a long maintenance list, the second-opinion quote is free.

Our chimney maintenance process
The maintenance visit starts with the same check every time so changes show up year to year: firebox brick, damper, smoke chamber, creosote stage in the flue, then the crown, cap or chase cover, flashing, mortar joints and any moss or staining outside. We note what moved since last year, decide whether a sweep is due, and update your list. Anything new that needs money gets a photo and a free written quote.
Baseline visit
The first year we inspect everything and sweep if the flue needs it. You get a written baseline with photos of the chimney top.
Fix the water entry points first
If the crown, cap, chase cover or flashing is letting water in, that comes first, because water drives every other repair on the list.
Set the cadence
Based on how much you burn and what we found, we tell you whether you need a sweep every year or only an inspection, and when sealers should be reapplied.
Yearly check-in
Each year we inspect, sweep only if the creosote calls for it, touch up small items, and update the list.

- Inspect-only for gas fireplaces, rarely used wood fireplaces and sealed chimneys: a yearly annual inspection of the structure, venting and top, with a sweep only if needed.
- Inspect and sweep for regular wood burners: the annual inspection plus an annual sweep, ideally booked in late summer. Our sweep and inspection special starts at $299.
- Top-of-chimney upkeep: crown sealing, cap or chase cover replacement when they corrode, flashing resealing, and a breathable water repellent reapplied on a cadence we set with you.

Safety considerations
Two things make a chimney dangerous over time: creosote that builds up unseen and water that weakens the flue and masonry from inside. A maintenance plan handles both on a schedule, which is why NFPA 211 recommends an annual inspection for every chimney, with sweeping as the inspection finds necessary. Please leave roof and chimney-top work to us; our crew is certified and insured for it. If you ever smell gas near a gas fireplace, leave the house and call your gas utility or 911.
Seattle & Puget Sound conditions
Seattle chimneys need maintenance more than most because they are rarely dry. Sea-Tac's NOAA normals put annual precipitation at 40.34 inches over roughly 150 to 156 days with measurable rain, and about 73% of it falls between October and March, the months the fireplace is in use. Winter lows average just above freezing (37.1°F in December), so wet masonry crosses the freezing point repeatedly, the pattern the Brick Industry Association links to cracking and spalling.
Moss compounds it: regional guidance says Western Washington moss spreads fastest from October through April on shaded, slow-drying surfaces, and a north-facing chimney holds that moisture against the brick.

How often does a chimney need maintenance in Seattle?
NFPA 211 recommends an inspection every year, and that is the backbone of the plan. Whether a sweep happens every year depends on how much wood you burn; regular burners usually need one annually. Sealers and water repellents are reapplied on a multi-year cadence.
Is a maintenance plan worth it if I rarely use the fireplace?
Yes, because rain does not care whether you burn. An unused chimney still has a crown, cap and flashing taking over 40 inches of precipitation a year. For rarely used or gas chimneys we recommend the inspect-only version: a yearly check of the structure and top, with no sweep unless needed.
Do I have to commit to a contract?
No. The plan is simply a yearly visit you book with us and the list we keep for you. There is no contract, no automatic charge and no work done without your approval. Many customers ask us to call them each August to schedule.
What is the cheapest maintenance item that prevents the most damage?
Keeping water out of the top of the chimney. A sound cap, a sealed crown and tight flashing stop most of the water that would otherwise soak the flue and masonry. Chase cover replacement starts at $299 and a crown rebuild starts at $299, but sealing a sound crown before it cracks is cheaper than either.
