Burien is the Puget Sound city directly west of Sea-Tac Airport, between Seattle's southwest edge and Normandy Park. From Renton the drive is short: I-405 west past Southcenter, where the freeway becomes SR 518, then straight into Burien at 1st Avenue South or Des Moines Memorial Drive. Off peak it takes about 20 minutes, and Boulevard Park and White Center on the north side are only a few minutes more.

Most of Burien was built between the mid 1940s and the late 1960s for Boeing and airport workers, so the typical house is a rambler or split-level with a brick masonry chimney, usually with a clay liner. Three Tree Point and Seahurst have beach cottages from the 1920s and 1930s with small chimneys. Infill from the 1990s onward brought framed chases with metal chase covers. Crown repair, tuckpointing and flashing work on the mid-century brick are the common jobs.

Local Conditions

Chimney problems we see in Burien

Burien's west side drops to Puget Sound at Three Tree Point and Seahurst, and the marine air carries salt that eats galvanized caps and chase covers and works into brick faces. The rest of the city is a plateau about 400 feet up that catches wind off the water. The 1950s and 1960s brick chimneys that dominate Burien are now 60 to 70 years old, and their thin mortar crowns have cracked and let water into the top courses. Spalled brick and loose caps are the usual finding. Flashing on the low-slope mid-century roofs is the other weak point, especially on Sound-facing homes where rain arrives sideways. Boulevard Park and White Center have the same postwar stock and problems.

Questions

Burien chimney service FAQ

My chimney at Three Tree Point faces the water. Does salt air really affect it?

Yes. Salt spray and marine humidity rust plain galvanized caps within a few years and speed up brick spalling on the Sound-facing side. We recommend stainless caps and covers on the waterfront streets, and a check of the crown each fall.

Our 1955 rambler in Gregory Heights has a brick chimney that has never been repaired. What should we expect?

Most Burien chimneys from that era have a cracked mortar crown and some soft joints near the top. A crown rebuild runs $299 to $2,500 and tuckpointing $299 to $2,500 depending on how much is affected. The $299 inspection tells you exactly which you need.

Do you serve White Center and Boulevard Park too?

Yes. White Center in unincorporated North Highline and Boulevard Park along Des Moines Memorial Drive are both a few minutes past Burien and are on the same route from Renton.

There is a water stain on the ceiling next to the chimney. Is that the roof or the chimney?

On the low-pitch mid-century roofs in Burien it is usually the flashing where the chimney meets the roof, or a cracked crown letting water down the outside of the liner. We inspect both and quote flashing and leak repair at $299 to $3,000.
