Lakewood is about 40 minutes from our Renton office, down I-5 past Tacoma. It is one of the older cities we serve, built mostly in the decades around the growth of the base, and that means brick. The ramblers in Lake City, Oakbrook and around American Lake and Gravelly Lake typically carry masonry chimneys that are now fifty to eighty years old and showing it in the crown, the joints and the flue.

Our Lakewood services are chimney repair, crown rebuilds, cap replacement, flashing repair, sweeps, cleaning and inspections. The quote is free and so is a second opinion; we match any written quote and take 10–25% off it. Crown rebuilds start at $299, fireplace crack repair at $299, sweep and inspection at $299. If you're not happy, we're not done.

We cover all of Lakewood: Lakewood Towne Center, Lake City, Oakbrook, Tillicum, Woodbrook, Springbrook, the American Lake, Gravelly Lake, Steilacoom Lake and Lake Louise shorelines, Custer and the housing bordering Joint Base Lewis-McChord, across ZIP codes 98498, 98499 and 98439.

Local Conditions

Chimney problems we see in Lakewood

Lakewood's chimneys face the Puget Sound wet season measured at Sea-Tac: roughly 40 inches a year, with about 73% of it between October and March and November the wettest month. The region sees about 60 days a year at or below freezing and only about 4 that stay frozen all day, so a wet crown freezes at night and thaws by afternoon over and over. The Brick Industry Association documents what that does to saturated brick: cracking, crazing, spalling and disintegration.

Moss thrives in the PNW's wet winters and springs and spreads fastest October through April on shaded surfaces. The tall firs around the lakes keep the north face of many Lakewood stacks green all year, and moss rhizoids lodge in joints that have already opened.

Lakewood's median home dates to 1975, with a large share of 1940s–70s ramblers, base-adjacent housing and older lake-side homes. Houses of that era typically have brick masonry chimneys, often with a clay tile liner or no liner at all, and a cast-in-place crown that has been shedding water for decades. The lake-front houses often have wide, two-flue chimneys serving a living room fireplace and a furnace or second fireplace.

That typically means the jobs here are crowns, repointing, caps, flashing where the roof has been replaced around the old brick, and liners for flues that have cracked tiles.

Questions

Lakewood chimney service FAQ

My Lakewood rambler's chimney has no cap and never did. Does it need one?

We recommend one. An open flue takes rain straight down onto the smoke shelf and damper, and it is an open door for birds and squirrels. A stainless cap with a spark screen is an inexpensive fix compared to the rusted damper and wet firebox that follow. We measure the flue and quote it free during the inspection.

Do you service homes in the housing areas near JBLM?

Yes, for privately owned homes in Tillicum, Woodbrook and the neighborhoods around the base that we can reach by public road. We cannot enter the installation itself. Call with your address and we will confirm access and slot you with our Lakewood stops.

The brick on my chimney is flaking off in sheets. Can that be repaired?

That is spalling: water got into the brick, froze and pushed the face off. If it is limited to a few bricks we cut them out and replace them, repoint the joints and rebuild the crown so it stops. If most of the stack above the roof is spalled, a partial rebuild is the honest answer. We show you photos and quote both if both are options.

How long does a sweep and inspection take in an older Lakewood house?

Typically an hour to an hour and a half for one flue. We protect the floor, sweep from inside, check the damper and smoke chamber, look at the exterior from the roof, and give you a written report. It starts at $299, and if we find something that needs repair you get a free quote with no pressure to decide that day.

Do you price match other Pierce County chimney companies?

Yes. Bring any written quote and we match it, then take 10–25% off. If you already have a quote and just want to know whether the work is needed, our second opinion is free and we will tell you plainly.
