A chimney that leaks only when it rains almost always has one of six entry points: a cracked crown, a missing or damaged cap, failed flashing where the chimney meets the roof, porous or open-jointed masonry, a rusted chase cover on a framed chimney, or water running down the inside of an uncapped flue. Which one it is depends on where the water shows up, how fast it shows up after the rain starts, and what kind of chimney you have. A leak that appears on the ceiling next to the chimney is usually flashing. A leak that drips into the firebox is usually the cap, the crown, or an open flue. Damp brick or a musty smell with no visible drip is usually the masonry itself soaking up water.
Around Seattle, this is not a rare problem. Sea-Tac's NOAA 1991-2020 normals put annual precipitation at 40.34 inches, with about 73 percent of it falling October through March and November alone averaging 6.31 inches. A chimney that sheds water fine in July gets tested for five straight months every winter. Below is how we sort out which entry point is yours, and what each one takes to fix.
First, narrow it down from inside the house
You do not need to go on the roof to get a good first read, and we ask you not to. Wet roofs are dangerous, and the entry point is usually easier to identify from the symptoms than by looking at the top of the stack. Note three things during the next steady rain:
- Where the water shows up. Ceiling or wall next to the chimney, inside the firebox, on the damper, at the hearth, or in the attic around the chimney framing.
- How long after the rain starts. Water in the firebox within minutes points to an open flue or a cap problem. Stains that appear hours later, or only after a long soaking, point to masonry absorption or a slow flashing leak.
- What kind of chimney you have. A brick masonry chimney and a siding-wrapped framed chase with a metal lid have different failure points.

The six reasons a chimney leaks in the rain
1. Cracked or deteriorated crown
The crown is the sloped concrete or mortar slab on top of a masonry chimney. It is supposed to shed water away from the flue and the brick. When it cracks, water gets into the crack, and Puget Sound winters make it worse: Sea-Tac's normal December and January lows sit around 37 F, so the region sees roughly 60 days a year that touch freezing but only about 4 that stay frozen all day. That means water in a crown crack freezes and thaws over and over, and the Brick Industry Association notes that repeated freeze-thaw of saturated masonry causes cracking, spalling, and disintegration. A hairline crack in October can be a crumbling crown by March. 2. Missing or damaged chimney cap
Without a cap, an open flue is just a pipe pointing at the sky. Rain falls straight down it, lands on the smoke shelf and damper, and drips into the firebox. This is the leak that shows up fastest and is usually the cheapest to fix. A chimney cap replacement also keeps out the birds, raccoons, and debris that cause blockages. 3. Failed flashing
Flashing is the layered metal where the chimney passes through the roof. Step flashing tucks under the shingles, and counter flashing is set into the masonry and laps over it. When the sealant dries out, the metal lifts, or the mortar joint holding the counter flashing erodes, water runs behind it and down the outside of the chimney into the attic, then onto the ceiling next to the chimney. Flashing is the most common cause of a water stain on the ceiling or wall beside a chimney. Depending on the condition of the metal, this is either a flashing repair or a full replacement.
4. Porous brick and open mortar joints
Brick and mortar absorb water. That is normal in small amounts, and a dry spell lets it evaporate. In a Seattle winter the chimney may never fully dry between storms. BIA Technical Note 7B describes the result: improperly filled or eroded mortar joints lead to leaky walls, and masonry exposed to disproportionate water shows efflorescence, cracking, and spalling. The symptom inside is damp plaster, peeling paint, or a white powdery bloom on the brick rather than a defined drip. Moss makes it worse. Regional guidance says Western Washington moss spreads fastest October through April on north-facing or tree-shaded surfaces that dry slowly, and a mossy chimney holds water against the brick. Repointing the joints and addressing spalled brick is a chimney repair job; a sealer is only worth applying after the masonry is sound.
5. Rusted chase cover on a framed chimney
Many homes built in the Puget Sound region since the mid-1980s have a factory-built fireplace inside a wood-framed chase wrapped in siding, with a flat metal lid called a chase cover. Galvanized covers rust, usually first at the low spots where water ponds and around the flue collar. Rust streaks on the siding below the top of the chase are the tell. Once the cover rusts through, water runs down into the chase, soaks the framing and the insulation around the flue pipe, and eventually shows up as a stain on the ceiling or a drip at the fireplace. 6. Condensation that looks like a leak
Not every wet chimney is letting rain in. A flue that is too large for the appliance venting into it, or a gas appliance venting into an unlined masonry flue, can produce condensation that soaks into the brick and drips back down. It is worse in cold, damp weather, which is exactly when you would expect a rain leak, so the two get confused. The difference is that condensation does not track the rain; it tracks the appliance running. Add moss on the shaded side and older housing stock (Seattle's median home was built in 1976, Tacoma's in 1967, and many of those homes have original brick chimneys), and you have a lot of chimneys that were built for a lighter duty than they are getting.
