My Seattle bungalow has a tall brick chimney with white staining and loose mortar near the top. Can it be repaired, or does it need rebuilding?
Usually it can be repaired. White staining is efflorescence, a sign water is moving through the brick, and loose top-course mortar is the most common finding on pre-war Seattle masonry. We repoint the joints, replace spalled brick, and rebuild the crown so water stops getting in. A full rebuild is only needed when several courses have failed, and the free quote tells you which case you have.
Do you work on the prefab chimneys in Seattle townhomes, or only brick?
