DuPont does not have many true masonry chimneys, so when a crown fails here it is usually one of two situations. The first is the Historic Village near Sequalitchew Creek, where the old company-town houses typically have brick chimneys finished with a thin mortar-wash crown that has cracked in a ring around the flue tile and started to crumble at the edges. The second is in Northwest Landing, where some homes on Hoffman Hill and Palisade have a chase faced in brick or stone veneer with a mortar cap across the top; that cap cracks the same way a crown does, and water then runs behind the veneer into the chase framing.
We rebuild both. For a brick chimney we set forms, pour a reinforced crown mix sloped to shed water, with an overhang and drip edge that clears the brick and a bond break around the flue tile. For a veneered chase we pour a proper cap that overhangs the veneer and seal the pipe penetration with a new storm collar. A DuPont crown rebuild starts at $299 with a free quote, and if you already have another company's number we give a free second opinion and price match it plus 10-25% off. If the crown is not right, we are not done.
Symptoms
Signs DuPont homeowners notice
- Pieces of concrete or mortar missing from the top edge of the chimney
- Cracks wide enough to see daylight or fit a coin into
- The crown is flat or dished in the middle so water pools on it
- No overhang: the slab ends flush with the brick faces
- The top two or three courses of brick are spalling or loose
- A previous crown sealant is peeling off and the cracks underneath have reopened
DuPont Conditions
Why this happens in DuPont
A crown or chase cap is the one horizontal surface on the chimney, so it takes the full regional rain load. Sea-Tac's 1991-2020 normals show 40.34 inches a year, about 73 percent of it between October and March, on roughly 150-156 days with measurable rain, which means a flat DuPont crown holds water most of the year and only dries out in summer. The region also records around 60 days a year that touch 32F with winter lows averaging about 37F, and the Brick Industry Association notes that saturated masonry that freezes can crack, craze and spall. A thin mortar wash with no slope is the most saturated piece of masonry on the house.
Cure time is the scheduling issue. A poured crown needs dry weather to set properly, and July and August, at 0.60 and 0.97 inches, are the reliable months. We can rebuild in a dry spring or fall window and protect the pour, but a DuPont crown done in summer is fully cured before November, the wettest month at 6.31 inches.
How It Works
Our chimney crown rebuild process
Remove the failed crown
We break out the old slab or mortar wash down to solid brick, protecting the flue opening so debris does not fall into the chimney.
Repair the top courses
Any loose or spalled brick in the top courses is reset or replaced so the new crown sits on sound masonry.
Form with overhang and slope
We build a form that projects past the brick faces on all sides and slopes the surface away from the flue so water runs off instead of sitting.
Pour and finish
The crown is poured in a single placement with a bond break around the flue tile so heat expansion does not crack it, and a drip edge is formed on the underside of the overhang.
Cure and seal
Once cured, we apply a breathable water repellent and, where useful, a flexible sealant at the flue joint. A new cap goes on if the old one is damaged.

Chimney Crown Rebuild in DuPont โ FAQ
The mortar cap on top of my brick-faced chimney chase in Northwest Landing is cracked. Is that a crown rebuild?
Yes, in practice. That cap does the same job a crown does on a brick chimney, and it fails the same way. We remove the cracked cap, pour a new sloped cap that overhangs the veneer, and replace the storm collar where the pipe comes through. Starting at $299, with a free quote and a free second opinion on any other bid.
Can you rebuild a crown on an older Historic Village chimney in DuPont without it looking out of place?
Yes. The crown sits on top of the stack and is mostly out of sight from the street, and we keep the profile simple and the color close to the existing mortar. The job is a proper sloped, overhanging crown, starting at $299. If loose top courses need resetting first we photograph them and quote that separately for free.
How soon can you do chimney crown rebuild in DuPont?
We confirm a time by phone or text after you request a quote; same-day service is often available for urgent problems in DuPont and the rest of Pierce County.
